There are so many complex moving parts when designing and building a home that it’s tough to know what to focus on. We deal with new clients every day. Here are the top 3 mistakes that we see clients make when they are getting ready to start the exciting journey of Designing and Building a new home.
1. NOT UNDERSTANDING YOUR BUDGET
Having an understanding of what you are willing or capable of spending is the first essential step. If you are purchasing land and then building, you will need to know what amounts you have for each of these pieces. Whether you will be using cash accounts or stocks or getting a loan, you still need to know what the amount is for each piece. One of the most overlooked items are soft costs, such as engineering, architectural and permit fees.
Do your research and know your numbers before you begin!
2. CHOOSING AN ARCHITECT AND BUILDER BASED ON LOWEST PRICE
This is the largest investment that most people make in their lifetime so I never suggest choosing the cheapest professionals! Your architect and builder need to work together as a team, so ask your architect for builder recommendations. When you choose the right team, they work together for you to deliver the home you deserve!
3. EXPECTING NOTHING TO GO WRONG
While most projects run smoothly, there are always issues that arise. If you have chosen the right team, they will work through any issues and keep the project on track. When you expect there will be hiccups, then they are easier to deal with. Every problem has a solution, so take a deep breath and look for the solution, rather than focusing on who did what.
When you avoid these 3 basic mistakes, you will have a much more enjoyable building journey! Don’t sweat the small stuff and remember, it’s all small stuff!
